Hello, I need some input on whether this 4runner is worth the time and hassle to purchase.

It is a 2008 Toyota 4Runner Urban Sport V6 w/ XREAS with 233k miles. It is a one-owner and the owner states that it was used mostly highway miles plus it will "probably" need struts and shocks. The Owner wants a asking price of 8k.

After contacting with the owner about the 4Runner maintenance history, the owners have did oil changes every 5k miles and tire rotation every 5k miles.

The most recent paperwork the owner was able to provide is on sept. 2020, couple things that stood out on the paperwork from the shop they took it to said:
    - suspension/noise
    - Struts and shocks are worn out/blown (Has XREAS suspension)
    - Front sway bar links are loose
    - Front sway bar bushings are worn
    - Front CV axle is torn and throwing grease
    And here's the real problem..
    - "Told customer back in 2018 the shocks, struts were getting weak"
Plus, owner is unsure whether they had replaced the timing chain too.

Thanks you for reading. Any feedback would great!

Well the timing chain shouldn't be something to worry about. From what I have read, the Xreas system can be replaced with regular shocks. The guy probably balked at the cost to replace the system which is very expensive not realizing that you can simply replace the shocks. You just cap off the lines or remove totally. See if he will fix the other issues and if not offer him $7K. Also look underneath for rust before buying.

Timing chain lasts the life on an engine, typically. The TIMING BELT is something that gets changed on V8 runners. So that's a non-issue.
As far as all the suspension work, that can all be knocked out at the same time, though I would use it to counter his offer, seeing as that you would be spending money on materials an labor, I'd try to chisel him down to 6k.

I have a 4.0gpa in B.S. detection and it hits all parameters!
Honestly, if true... congratulations but that is not on topic. Neither am I. Lol
    Sorry to OP,

    Forget this,
    Welcome @Adowoble from Nebraska.
If you listen to half these clowns you will leave immediately. Please don't!
I don't know much about an '08 4runner but I am here to welcome you & read the comments that are helpful. Don't just leave. There are a lot of monkeys here that like to have fun with others. Ignore them & enjoy!
Yes, a timing chain should be a lifetime item ulsess there is a plastic "guide" like on some engines. Hell, we are barely to 2yrs on ours.
Do some more research & ignore the haters.
    Good luck,
    Ryan.

$8k is the high end without issues.

I say $5k. Depending on what suspension you go with you could be into it more than $1k in parts without labor.

Mileage on a Toyota is superficial in the face of proper maintenance. I would be fully ready to buy a vehicle with that many miles so long as it has been properly serviced and has records. If you got that, it's a matter of rust, if any. These things run like swiss watches especially when you take care of them. Many reports of v6 4runners breaking 200k, 250k, 300k. Just take good care of it and it will reward you with a bad ass truck
